Project overview

NASB Retirement Community proposes a scalable approach to later living, centred on adaptable, factory-fabricated homes arranged within a cohesive landscape strategy. Developed in response to the NaCSBA Ideas Competition, the scheme introduces a modular housing system based on a 40sqm dwelling that can be configured through the repositioning of key internal zones. Homes are individually selected and customised by residents from a catalogue of layouts, then manufactured off-site and completed on location to suit specific site conditions. This is supported by a broader masterplan that prioritises social connection, organising dwellings around shared greens, courtyards and productive landscapes to create a balanced and supportive residential environment.

Clustered homes sit within a series of shared landscapes, anchored by a central hub that supports community life and daily needs.

Design strategy

The masterplan is organised around a series of shared spaces that promote interaction, independence and long-term liveability. Clusters of homes are arranged around communal greens, courtyards, allotments and wildflower gardens, creating a varied landscape that supports both social engagement and quieter, semi-private use. A central community building anchors the scheme, providing shared facilities including guest accommodation, communal dining and kitchen spaces, craft rooms and practical amenities such as a shop and mobility scooter storage. Together, these elements create a connected and supportive environment that extends beyond the individual home.
